Hi all, Smile (NEW KITCHEN NOW FITTED!!!!)

we have a 3 bed semi deatched house, owned by (Acis group)housing association.

the property is situated in a very very remote part of lincolnshire, and front of house looks out onto fields,it has 3 bed rooms,

bedroom 1 is very large size about 14ft by 12ft with an arcove in one corner.

bedroom 2 is about 10ft by 12ft with a built in airing cuboard

bedroom 3 is a box room 9ft by 12ft.

house is oil fired central heated, which also heats your water,very economical to run,we have no mains gas, we cooked on LPG, and have a cooker that was here when we moved in, which is adapted for it, gas bottle very cheap, about £45, and as you only cook by this it will last you for ages.the electric is done by a key meter, down the side of the house.

rent for this property is £75.85 pw,and council tax is band b, and is £97.15pm.

we have a nice size lounge about 14ft by 12ft with 2 arcoves,kitchen is very big about 18ft by 12ft in size and loads of storage room,theres even a separate arcove to place your upright fridge freezer and power point there too.

we have down staries combined bathroom & toilet in one, with vectair new fan installed.

garden is very large, half an acre approx in size, and is enclosed on the right by conifers, and to the bottom of the garden,the left handside has just had new chain linc fencing put in, so now fully enclosed all the rear of the garden, we have a acess point for parking up to about 3 cars, down the side of our house,please note this is not classed with the ha, as a driveway.

there is also a large shed that was left here in the move, with power to it, although does need abit of tlc to the floor thats all.

there is transport to and from the childrens school in Wragby, by the council, free of charge, whitch is a gr8 help as we live 7 miles from nearest town of wragby,there are shops here, you have as follows, hairdressers,butchers, p office with cash point,ivy club,and also couple of coffee shops and cafes,shop,shoe shop,pet shop, co-op,barnaby hospice chairity shop.the school isnt far from there and also theres a resource centre for drs etc, gr8 drs there.also town hall, and a couple of pubs..also chip shop.you can see poics of wargby by the photos linc and also of wragby maze.

the next town from us is Market Rasen 9 miles from us, there you have a selection of shops, and an auction on a tuesday, from plants to everything else lol,plenty of banks,spar supermarket,couple of diy shops,quite a varity here.with a car park near by, there is a call connect bus service here you can phone if dont dry and picks you up and takes you to a destination and drops you back home again,there is a charge for this service.

next main city is of course Lincoln,which is a gr8 place 14 miles from here, with its fantastic cathedral, which weve visited breath taking inside,then theres every shop you can wish for etc here, there waterside centre with shops from primart M&S, then away from there is a market place under cover loads of bits to choose from, fantastic place to shop. parking not too bad here,theres bus service also runs to and from here,also train station.

the neighbours here are gr8 people , there eedie & fred in there 80;s freds invalid but very pleasant couple,then the closest neighbour we are joined with is vic, very pleasent gentleman, lives on his own since his wife died.

wildlife here is fantastic you have pheasants in the garden constantly, wood peckers, every kind of bird you can think of from bluetit to chaf finch, theres also weve seen barn owls of early mornings and evenings, rabbits also,and yesterday a buzzard, also seen sparrow hawks and perigrins in the skys above our house thorugh binoculors.


if you like country life and very very peace and quite then this place is for you.

we are looking for a large 3 or pref a 4 would be gr8,, house, or bungalow, with large lounge ,also large kitchen or dineing room, plz as have large 5ft table and 6 chairs,must have nice size bathroom ,also large bedrooms for my 3 children,as i will have two girls sharing who both have sep wardrobes and chest of draws each in one bedroom now,also a large garden if poss 60ft min, or large enough to take 14ft trampoleen and multigym swings/slide etc with room still to move about lol.

looking for ESSEX PLEASE, LOOKING FOR BRAINTREE,EARLS CLONE,WHITHAM,WICKFORD,CHELMSFORD,ONGAR,HAVERING AREAS,LIKE CRANHAM,ETC,SOME THURROCK AREAS LIKE ORSETT,RAYLEIGH,ROCHFORD,LATCHINDON,MANNINGTREE,BRIGHTLINGSEA,SOUTHEND ON SEA,CANVEY,CLACTON ON SEA,CRESSING,IF YOUR NOT SURE JUST ASK ME OK IF YOU HAVE AREAS NOT LISTED LOL.




AREAS DONT WANT ARE LONDON,BARKING,DAGENHAM,TILBURY,BECKTON,NO FLATS OR MASIONETTES.


WILLING TO PAR TAKE IN MULTI EXCHANGES,AS LONG AS SERIOUS MOVERS ONLY,as had my share of day trippers and timewasters in the past.
