I am looking for a 2bed house preferably with a garden close to Burslem/Hanley/Tunstal. Decent neighbours a must (not too noisy as I have a young son who is in bed fairly early)

I have a 2bedroomed 1st floor maisonette in a quiet area of Sheffield Batemoor S8) close to Coal Aston/Chesterfield, it has central heating (no gas fire/fireplace) boiler has just been checked and is working great (no previous problems with it). It is currently waiting for the kitchen floor to be modified, besides that it is a great little house, there are steps to the property but it also access to the front door without having to go upstairs, it has a brand new bath, the neighbours are quiet and I have had no problems in four years (the total years of my tenancy) does not have a garden but has a small Balcony that is suitable for sitting in the sun and hanging washing out, the balcony is in the sun all day so plenty of sun bathing opportunity¡¯s ;) it is situated close to a large field including a playground, bus stops are 2seconds away, parking is also good but not private, (council can offer a private garage at an extra cost just behind the property) local library is great, 2local shops (including a co-op) chip shop, Chinese takeaway, sandwich shop, pharmacist, huge new doctors surgery, area forum for community gatherings, community events/trips and also runs a church service on Sunday mornings, hairdressers/tanning/nail salon, hardware store and post office, it is also literally a 10 minute walk/2 minute drive to Morrison¡¯s/spar/garage and also graves park. Regular busses run all week.
