We have a nice sized 3 bedroom semi in the picturesque city of Wells, Somerset (the smallest city in England) which is rented through Knightstone Housing Association.

We are situated in an ideal location set back off the road, overlooking the recreation ground and Bishops Barn, minutes from the Bishops Palace, Moat and Cathedral and in the autumn/winter we can see the top of the Cathedral from our home. (When I say “road” - it is actually a dead end with the Bishops Palace and Moat the top so is only used for access to the other properties up here or to park).

We have off road private parking - enough for 3 cars in our space.

There are only 6 housing association houses here and they were built in approximately 1995.

We are lucky , along with the house we are attached to, as we are set behind the four at the front - overlooking the above views.

Our home

It has GCH and DG. Rent is £82.42 per week & council tax is £1225.52 annually or £122 per calendar month taken over 10 months.

It has a water meter and we pay approximately £30 per month.

We have a 16ft long hall with light coloured wood effect vinyl strip flooring recently laid and the walls are painted magnolia. The woodwork has all been painted too - including the spindles up the staircase.

The staircase is currently naked as we have just pulled up the carpet that was laid by the last tenants as it kept coming up and was dangerous. We had intended sanding the stairs down and varnishing them but I am finding it rather difficult to remove the carpet tape at the moment!

Off the hall is a cloakroom with a WC and hand basin - again painted magnolia with a floor laid when we moved in.

There is a large cupboard under the stairs (where we house out tumble dryer - amongst other things!).

The kitchen/diner is 14ft x 10ft .It is due for a refurb with the next 18 months - 2 years we were informed by one of our neighbours. It has recently been painted white including the ceiling and the cupboards (as the previous tenants had painted it all dark “Clarks” (shoe manufacturer) green. There is a clean vinyl tiled floor - sort of granite effect laid 18 months ago.

We have a large pine dresser and a table big enough for 4, plus a large high chair in there. Without the dresser there would definitely be room for a much bigger table.

There is plumbing for a gas cooker, space for a washer and also a tall fridge/freezer if required - we have a 6.5ft tall fridge/freezer in there. The window overlooks the recreation ground.

At the end of the hall is the living room which is 17ft x 12ft. It is painted magnolia (our reasons for paining everything magnolia will be explained at the end!!). The flooring is parquet style vinyl tiles which were actually laid by the last tenant and we have not replaced.

There is a window overlooking the enclosed and private back garden and as there are no houses at the back of our house it is nicely private.

There is a door leading out from the living room into the back garden which is fenced with 6ft fencing all the way round with a gate to access the private car park. It is a gravelled garden with a small area of patio and a small but perfectly formed shed! The measurements of the garden are 18ft x 20ft and we have a play house, swing, see-saw and a nice sized table and chairs amongst other things.

Back in the house and up the stairs leads onto a nice sized landing. The first bedroom you come to is the smallest room which measures 8ft x 8ft. It is not as small as you think and my daughter has a large Ikea day bed in there along with a large pine shelving unit a bedside cabinet, nice sized wardrobe and a little desk too!! Believe it or not there is still room for her to play on the floor! The walls are, again, magnolia and the flooring is vinyl tiling which was laid when we moved into the property. Its neat and easy to clean (having a 5 year old in there) and she has a Disney princess rug down too so its not in the least bit cold.

The second bedroom is 14ft x 8ft. It’s a nice size bright room - painted magnolia. The flooring, which was laid by the last tenant is dark coloured wood effect vinyl strips.

Back out onto the landing is an airing cupboard and also a big storage cupboard at the end next to the bathroom.

The third and final bedroom measures 11ft x 10ft and is at the front of the house - overlooking the lovely views. The flooring in here has not been replaced (but could do with being, as could the landing).

The bathroom measures 6.5ft x 6ft and is painted white with a white suite. There is an electric shower over the bath. The flooring is heavy duty wood effect medium coloured vinyl strips which were laid when we moved in and is clean and neat and makes the bathroom seem a lot bigger.

There is access to the loft from the landing but we have never been up there.

Local amenities

The shops are a pleasant five minute walk with the nearest being a little Somerfield supermarket. In the town are the shops you would expect to find - Boots, Woolworths, Superdrug etc. There is also a small Tesco nearby.

The nearest park is at the top of the recreation ground and is suitable for children of all ages. The local woodland and fields are minutes away - a dog walkers dream!

There are several local schools but my children are home educated so we do not use them!

Glastonbury is situated only a few miles away and a little further on is Street. We are approximately 30 miles from Bristol and Bath.

Shepton Mallet is a 10 minute drive and although the town itself does not have much, there is a newly built retail park with a huge Tesco (with clothes etc), a big Woolworths, a pet food store, a New Look, Laura Ashley, Boots and an Argos. Although I do not use the local public transport we do have a small bus station in Wells and if you wish to visit Shepton Mallet on a bus they do stop and pick up right outside the retail park.

There are two doctors surgeries bizarrely located at the same place next door to each other - you go through the same front door for either! These are only a 10 minute walk away and there are several dentists also.

Everything is perfectly positioned here and most things within a comfortable walking distance.

The last tenant was lovely and had a rather wacky imagination and unfortunately her decoration was not to our taste - the kitchen and the downstairs cloakroom as I said were “Clarks” (as in the shoe manufacturer) green, the living room was the brightest cerise pink you can imagine and two of the three bedrooms were the deepest, darkest matt purple……hence my umpteen buckets of magnolia to cover it all before we went blind!!! It really suited the last tenant and her tastes but we try to seek a bit of tranquillity amongst the madness!! Therefore, I would describe our house as a blank canvas if magnolia and white is not to your taste! We are clean and non-smokers and worked very hard to remove all the nicotine stains from the ceilings, light fittings etc…….Should we get an exchange its really not something we wish to have to do again……..Sorry if this causes any offence. We have not spent money on new flooring as we haven’t intended staying and would think that new tenants would likely prefer to carpet anyway.

Ok, now for what we are looking for…….Ideally we are looking for a 4 bedroom older property and, yes, we would qualify for a 4 bed as my mum and I are joint tenants and I have three children so I have checked this out. If we are unable to find a four bed then we would really like a 3 bed with a separate dining room that could be used as a bedroom. However - if you have a LARGE 3 bed please contact me with room sizes. We downsized considerably to come here and would not move to something the same size or smaller.

We do NOT want anything at all locally (that includes Shepton Mallet, Street, Glastonbury) - so are open to offers excluding nearby areas. WE WANT TO REMAIN IN THE SOUTH WEST AS WE HAVE FAMILY HERE. We would also prefer no three-way swaps as we found the last one too stressful but we may consider it.......for the right move.

We do not want any large towns/cities and are looking for something where we can see fields and trees etc but not totally out in the sticks as I cannot drive at the moment due to a neck injury - no estates either. Something by the sea would be ideal.

Gardens (preferably low maintenance) are a must and definitely allocated parking - we do not want to be fighting for a car parking space outside our home - been there done that!

We are serious movers but are not in a hurry to move (as we know some people have been looking for a long time and are virtually packed up and ready to move almost straight away!!)as I have three children under the age of 7 and my mother has M.E; we are prepared to wait for the right property in the right area to come along

Hi sorry, we are looking for dorset, devon or n.cornwall (or coastal west somerset ie. Minehead).
