I am looking for a 2 bedroom house or bungalow with its own garden in Hertfordshire from Hitchin onwards, or Mid Bedfordshire (sorry not Luton). I want to be away from main shopping areas, pubs, schools etc, but close to transport for commuting purposes. (I am looking to move as I wish to be closer to my sisters and niece who live in Meppershall, Upper Caldecote and Lower Stondon respectively).

Offering a 2 double bedroom 2nd floor flat with south facing balcony, large enough for 2 chairs and a table plus plant pots and baskets, in a quiet Grade II listed building of sixty four, mostly two bedroom flats within a private secure courtyard. Postcode: NW5 *** - Property has Right to Buy - I would, if possible like to retain my RTB , but this is not a priority, the garden is) Note: We are not in the Congestion Zone.

Flat is on one level, doubled glazed throughout, with both secure street and door entry system. Recently redecorated in neutral colours along with new carpets and internal doors; consists of kitchen/diner (connections for either gas or electric cookers) tiled bathroom with new bath and shower, front room with "bay" windows . Both bedrooms are doubles. Has Cable TV in front room and Sky TV in one bedroom, along with wireless connection throughout. Rent includes gas, heating and water rates. We have a secure communal garden, which includes seating, a small slide and 2 little bouncy "things" for little children (under 8 yrs max) plus planted areas.

Details of room measurements and link to photos below.

Good direct transport links to Central London and the City. Conveniently situated for direct access to mainline stations Kings Cross, St Pancras, Euston, and the Cross Channel Rail Link (Euro Tunnel) at St Pancras which starts running November 2007, close to local stations on the Thameslink and Silverlink lines. Direct tube and/or bus to Charing Cross, Liverpool Street, Waterloo stations, and Victoria Rail and Coach Station. Very convenient for Gatwick and Heathrow Express. Walking distance to the shops and social amenities of Kentish and Camden Town including the various Camden Lock markets/restaurants etc. Walking distance to Sainsburys, Marks and Spencer, Tesco Metro, Morrisons, plus main banks/building societies. We have three local dental practices; an award winning Health Centre/GP Practice and are close to both The Royal Free Hospital and University College London Hospital.

Good Ofsted nationally recognised local primary and secondary schools. (Gospel Oak Primary, St Dominic's, Williams Ellis Secondary School for Boys, Camden School for Girls, La Sainte Union)

Close to green spaces:

5-10 mins walk to Primrose Hill and Regents Park, including London Zoo; 15 mins walk to Hampstead Heath (5 mins on bus), containing play areas for children, athletic track, Lido, tennis courts, bowls green, Lido, ice rink in winter, designated paths for horse-riding, paths leading to Highgate Woods, Kenwood House, free swimming ponds etc.

Other local activities include - Swimming centres; local Brownie/Girl Guide group, Community Centre(s) running programmes for older children/teenagers, Canoe Club, City Farm where you can both learn to ride and stable horse(s); Nature Reserve, football pitches; various sports centres etc for children and adults.

Room Measurements

Kitchen/diner 14ft by 7ft 4" (door leads out to balcony)
Bathroom 9ft 7" by 5ft 2" this room with the exception of one wall is tiled

Note I have been told that my photos don't convey how big the flat actually is - so please don't think its small as its not.
